Waterfront Prices: What Changed This Year

Across the marina and the riverside districts, asking prices for apartments with a direct water view finished the year four percent higher, while comparable homes two streets back were flat. Time on market widened in both groups, but waterfront stock still sold roughly three weeks faster.

Why the gap persists

Supply is the simple answer. Planning rules limit new building along the shore, and owners of the best positions tend to hold rather than trade. Buyers relocating for work also favour addresses that are easy to let later.

What it means for sellers

Presentation matters more than ever: a professionally staged balcony photographed at golden hour measurably increases enquiries. For buyers, the second and third floors of older blocks often offer the same view at a noticeable discount to the penthouse.
