Before the removal van is unloaded, walk through the empty property with the inventory in hand. Photograph every room, every appliance and every existing mark, and email the photographs to yourself and the agent so they carry a timestamp.
Meters and utilities
Read the gas, electricity and water meters and pass the readings to the suppliers the same day. Find the stopcock and the fuse board, and ask where the boiler manual lives.
Keep a simple log
Report repairs in writing and keep the replies. A tidy paper trail is the best protection for your deposit and the quickest way to get problems fixed.
