How to Prepare for Your First Property Viewing

Most viewings last around twenty minutes, which is not long to judge the place you may live in for a decade. The buyers who get the most out of a visit arrive with a short list of questions and leave with photographs, measurements and a clear feeling about the street.

Before you go

Check the journey to work at the time you would actually travel. Look at the listing again and write down anything that is unclear: the age of the boiler, what the service charge covers, whether the parking is allocated. Bring a tape measure and the dimensions of your largest furniture.

During the viewing

  • Open cupboards and run taps. Water pressure and storage are the two things people regret not checking.
  • Stand in each room with the door closed and listen.
  • Ask the agent why the owner is selling and how long the property has been on the market.

Afterwards

Walk the neighbourhood for ten minutes. Then book a second viewing at a different time of day before you make an offer. Our agents are happy to arrange both; you can book directly from any listing page.
