The rules for using this website, booking viewings and making payments.

1. About these terms

These terms apply to everyone who uses this website, creates an account, books a viewing, signs an agreement or makes a payment through it. By using the site you accept them. If you do not agree, please do not use the site.

2. Accounts

You are responsible for keeping your password secret and for everything done with your account. Tell us at once if you think someone else is using it. We may suspend accounts that break these terms or that we reasonably suspect of fraud.

3. Property listings

Listings are prepared from information supplied by owners and agents. We check them with reasonable care but cannot guarantee that every detail (sizes, prices, availability, photographs) is accurate or up to date. Listings marked Rented or Sold are shown for reference only. A listing is not an offer capable of acceptance; any sale or tenancy is concluded only by a written agreement.

4. Viewings

A booking request is confirmed only when its status changes to Confirmed in your dashboard and the confirmation email. Please cancel from your dashboard if you can no longer attend. Repeated no-shows may lead to future requests being declined.

5. Agreements and payments

Where we prepare an agreement for you, read it carefully before signing. Signing by typing your name has the same effect as a handwritten signature. Payments can only be made against a confirmed viewing or a signed agreement, using the methods shown in your dashboard. A payment is complete only when we have verified it and issued a receipt. Bank, PayPal, Cash App, Zelle and crypto transfers are made at your own risk; always check the details shown on this site and never send funds to details received by email alone.

6. The shop

Prices in the shop are shown in US dollars and include no shipping or taxes unless stated. Adding an item to the cart does not reserve it. Orders are confirmed by email after we contact you about payment and delivery.

7. Agents

Agents who publish listings through their own dashboard are responsible for the accuracy of those listings and for complying with local property and advertising laws. We may edit, suspend or remove any listing.

8. Content and intellectual property

Text, photographs, logos and software on this site belong to us or our licensors. You may view and print pages for personal use only. Do not scrape, copy or republish listings without written permission.

9. Acceptable use

Do not misuse the site: no automated access, no attempts to bypass security, no uploading of unlawful or malicious content, and no use of the contact form or messaging for unsolicited marketing.

10. Liability

The site is provided "as is". To the extent permitted by law we are not liable for losses arising from reliance on listing details, from a third-party service (payment providers, chat, maps, translation) or from events outside our reasonable control. Nothing in these terms limits liability that cannot be limited by law.
